Progressing on from Stage 1 – 55 Lot Development, we have started Stage 2 & 3 – 90 Lot Development and are well into the earthworks.
Good planning and placement of the sediment retention pond in Stage 1 has allowed us to keep on using this as our sediment pond for Stage 2 & 3 with minor adjustments to accommodate the larger work area exposed. To date we have stripped 10500 m3 of topsoil, imported around 22,500 m3 as well as around 5,000 m3 of cut to fill onsite. There is still another 9,000 m3 scheduled to be imported. We have had difficulties with the weather being the negating factor, which resulted in few good days of potentially shifting material in and around site been lost to allow the site time to dry out.
As the earthworks reaches completion we will start getting stuck into installing all the stormwater and wastewater drainage. This has been scheduled at 32 manholes and over 3000m of pipe to be laid, which alongside the retaining wall construction, pond construction and shaping of the carriageway subgrade will fill in our current summer season. We have July/August set as our target completion with the mind set of trying complete the work sooner to give the developer an earlier window of opportunity to start constructing the smart 90 medium density housing development.
The developer has indicated many houses have already sold off the plans so if you are interested in a property for living or investment they look very good.

Water, power and telecommunications were provided to each of the 8 generously sized lots. Each section was completed with a sealed entranceway.
We worked hard along with the decent weather in order to get the project finished with time to spare. The immaculate finish will no doubt make these attractive buys. Get in quick, these sections won’t last long.

Having completed the temporary metal track a number of years ago, we were very familiar with the site.
The site was filled, drainage improvements carried out along with approx 700lm of new cycleway in asphalt an timber edging. We also installed a sight rail painted white along the length to separate the cyclist from the traffic along with a push button warning sign for the road crossing to warn motorist when cyclists are crossing.
With limited time for completion prior to the end of financial year we were able to battle the winter elements completing the project with only days to spare and a very happy client.
